1. Know Your Legal Obligations

It’s crucial to understand your rights and responsibilities as a landlord under New Zealand’s Residential Tenancies Act. This includes knowing about tenant rights, property maintenance requirements, and the rules for rent increases.

2. Comply with Healthy Homes Standards

Ensure your property meets the Healthy Homes Standards, which include heating, insulation, ventilation, moisture, and drainage requirements. Non-compliance can lead to significant fines, and tenants may also be entitled to compensation.

3. Screen Tenants Carefully

Thoroughly vet prospective tenants by checking their references, rental history, and creditworthiness. A solid screening process helps ensure you select responsible tenants who will take care of your property.

4. Keep Detailed Records

Maintain accurate records of all communication, rent payments, and repairs. This documentation will be invaluable should any disputes arise, or you need to take legal action.

5. Understand the Rent & Bond Process

In New Zealand, rent increases are allowed once every 12 months, but they must be in writing with at least 60 days’ notice. Familiarise yourself with the limits on how much you can increase the rent.
