What is a Property Inspection Report?

Before your tenancy begins, your Panther PM property manager will inspect the rental and check off the status of a comprehensive list of features. We go through each room carefully and check the condition of all the lighting fixtures, floors, walls, doors, appliances that might be part of your lease agreement, and much more.

This is designed to protect all parties during and at the end of the lease period, where the status is recorded and any alterations to conditions can be easily noted. The form should include a comprehensive list of all chattels included in the lease, and there should be a section relating to the presence and condition of smoke alarms on the property, both in the main building and in any minor dwellings.

Using this form is an effective way to avoid disputes, and filling out your part will help to protect your interests should there be any issues when it comes time to collect your bond or when scheduled inspections have flagged damage.

The NZ Government Tenancy Services department designs templates for these and other forms; all landlords and property managers should use them.

Regular Inspections & Maintenance

Alongside the initial inspection, your Panther PM property manager will have a schedule of regular inspections to ensure that your rental is kept in a reasonable state of repair. Tenants and landlords have responsibilities for keeping the property in good condition, but it is generally the landlord’s responsibility to take care of maintenance on the property.

The maximum frequency for inspections is once every four weeks. Your property manager will give you at least 48 hours notice, and they can only be carried out between 8am -7pm.

Regular maintenance ensures you live in a safe and fully functional space. You might need scheduled maintenance for things like HVAC systems, swimming pools and spas, plumbing and electrical systems, hot water cylinders, guttering and roofing and a range of other items.
