Tenancy Inspections
At Panther PM, we ensure a hassle-free landlord/tenant relationship by utilising regular inspections and maintenance checks. Before your tenant moves into the property, your Panther PM property manager will thoroughly inspect the rental and check the status of a comprehensive list of features and elements. We carefully review each room and note the condition of all the lighting fixtures, floors, walls, doors, appliances that are part of your rental agreement, and much more.
Initial Review
This initial review is designed to protect you and your tenant during and after the lease period, where the status of the property is recorded, any alterations to conditions can be easily noted, and the bond can be adjusted accordingly. Our report form includes a comprehensive list of all chattels on the property, and there is a section that includes the presence and condition of all smoke alarms on the property, including in any minor dwellings.
Utilising this form is a great way to avoid disputes during and after the tenancy, and filling out your part will help to protect your interests when it comes time to pay out the bond or when scheduled checks have uncovered damage.
The NZ Government Tenancy Services department designs templates for these and other forms, and we use this system to protect you and your tenants.

Inspections During Tenancy
Alongside the initial review, we will also schedule regular checks during the course of the tenancy to ensure that the tenant is taking care of the property. The care and maintenance of the property is generally the landlord’s responsibility. However, the tenant must also do their part to keep your rental asset in a good state of repair.
The maximum frequency for inspections is once every four weeks; when you list your property with us, we can discuss the schedule you would prefer.
Scheduled maintenance should be planned for things like plumbing and electrical systems, hot water cylinders, guttering and roofing, HVAC systems, swimming pools and spas, and anything else that will benefit from regular checks, upgrades and repairs.
